Thank you for choosing to stay in our cottage. In making the booking you agree on behalf of all the Guests to observe the following Terms & Conditions. The cottage will be available from 4pm on the Arrival Date and must be vacated by 10am on the Departure Date both as stated on the Booking Form.

Submission of the completed Booking Form shall constitute an offer by the Booker on behalf of the Booker and fellow Guests and a contract will come into existence if and when the Owner confirms acceptance of the booking in writing and receipt of the 25% non-refundable deposit. 

The balance of the payment must reach the Owner not later than 2 months before the scheduled Arrival Date, together with the refundable damages cheque for £200. Please note we do not send out payment reminders and we reserve the right to cancel the reservation and retain the deposit if the balance has not been received in time. 

Only persons listed on the Booking Form shall be entitled to occupy the cottage. For the comfort and safety of all current and future guests and to comply with insurance conditions there is a strict NO SMOKING policy which must be adhered to at all times. NO Animals are permitted into the cottage at any time without the prior written agreement of the Owner.

The Booker on behalf of all Guests undertakes not to do anything which may in the reasonable opinion of the Owner be or become a nuisance or annoyance to local residents. Radios TVs CD players and the like must not be used in a way which disturbs or annoys the neighbours or which shall in any way interfere with the quiet or general comfort of the neighbours and local residents. 

The cottage including the outbuildings together with all the furnishings fittings utensils and other contents must be looked after and be left in the same condition on the Departure Date as they were in on the Arrival Date. The Booker undertakes that the cottage etc. will be left clean and ready for the next incoming guests and accepts responsibility for the cost of any loss damage or breakages that occur during their stay. Replacement keys will be charged at £20 each.

Recreational equipment such as bicycles and surf boards must not be taken into the cottage and should be stored in the shed. Wet suits can be hung in the downstairs shower room. The accommodation should be kept clean and tidy at all times. All rubbish should put in the bins provided. Cars may be brought to the front steps of the cottage for unloading / loading but should otherwise be parked in the public car parks.

The booking is accepted by the Owners on the understanding that the cottage will be ready for occupation on the date stated. Should this not be possible through circumstances beyond the Owners’ reasonable control then the Owners will refund Booker’s payment in full but neither Booker nor Guests will have any further claim against the Owners.

The Owners reserve the right to terminate occupation of Smugglers Rest whether held under any contract or otherwise where in their opinion the occupants are not observing these Terms & Conditions. Failure to comply with these Terms & Conditions will constitute a breach of this contract which may then be terminated by the Owner and all occupants required to leave immediately without any refund. 

The Owners will not be responsible for any loss or damage to the property or persons however caused. The Owner will not accept any liability in respect of personal injury (fatal or otherwise) or damage to or loss of property howsoever caused. The Owners strongly recommend that Guests take out personal liability insurance and general holiday insurance prior to arrival.
